Dilapidations
When acting for Landlords, our Surveyors will thoroughly review the lease and inspect the premises to prepare a Schedule of Dilapidations that have arisen during the term of the Lease suitable for service on the Tenant by the Client’s legal adviser. The Schedule is prepared with due regard to the relevant covenants in the Lease, Licences for Alterations, Schedule of Condition, and all other information we are provided with relating to the 'Tenant’s yield up', repairing, reinstatement, decoration and statutory liabilities under the terms of their lease.
When acting for Tenants, our Surveyors will thoroughly review the lease and inspect the premises to review the Schedule of Dilapidations received from the Landlords. We ensure we have all relevant background information to consider the optimum strategy for the Tenant to minimise the Landlord’s claim and respond directly with the Landlords Surveyors in a Scott Schedule format, recording any negotiations through to agreement of the claim settlement.
The claim will be settled with either an agreed financial sum or where considered favourable and the lease term permits completing the works, which we are happy to manage and administer.
